toma asiento, polite but used more with friends.
tome asiento, (more formal)
siéntate, polite but used more with friends, sounds also like a command depending of the tone of voice u say it.
siéntese, formal but sounds like a command... maybe if you add a "please" sounds better.
for me the best, formal and polite would be: tome asiento por favor, in singular, or in plural: tomen asiento por favor.
All of this are polite ways to say what u wanna say.

In order to grasp whether or not you must use "estaba" or "estuvo", you must brush up for your tenses. Here's the change: You use the preterite hectic, on this case "estuvo", while the motion has a certain starting and finish. For illustration, when you might replacement, "Katrina was once right here from two till four pm", you then might use estuvo. You use the imperfect hectic while there isn't a transparent starting and/or finish, in most cases to mention "used to ____". If "Katrina was once right here" is smart for your context, then use "estaba." So the proper sentence might be both, Katrina estaba aquí. -OR- Katrina estuvo aquí. Don't omit your accessory mark :)
