what's environment pollution check when buying a land? the agent said it would costs 10k to do it? is there a chance that u pay for 10k and still don't pass the test? does this environment pollution check make the land less worthy to buy? the land was burned down, it was very small car dealership before it burn down and we would like to buy the land now to operate a restaurant.. any suggestions on what to do? and if it's difficult to do the pollution test? who does it and how long does it take, need any certifications?

It is important to check for pollution before buying land. A car dealership may pose fairly serious risks, especially if they had gas tanks on the premises. One gas tank that leaked at any point years ago could make the whole property a nightmare. Mechanics shops use a number of dangerous organic chemicals that could have contaminated the area.

If you're concerned about price you can always do several things. The first thing is to shop around--get a few quotes before going with the $10K. You can ask the people doing the test exactly what they're testing for--it may be that not all the tests are necessary, and you could save money this way.

Who does these tests? There are people called "environmental consultants". You probably want to find recommendations before you go with one--like any consultants, most of them are out to make money and many of them may scam you in some way or another. Be skeptical going in.

The other thing I would do is to get in touch with people at a local university to get a professional opinion that is truly neutral. Professors who work in related areas (like environmental geology, geology, or environmental science) might be able to give you advice about dealing with environmental consultants so you don't get scammed. They might also give you some names (especially since most consultant firms employ people who have geology or environmental geology degrees).
