Go to your local home hardware store. They sell a product made specifically for this. It comes in a plastic bottle and has a square sponge as a tip. You paint this stuff on the grout and wipe off the excess from the tile. It's amazing...and not too expensive. Less expensive than replacing the grout.

If you have some white latex non-gloss paint lying around the house, you can use that too. Grout is porous and will soak up the paint. You may need to do 2 coats but it works great.

Did you know that grout is made of fine sand and powdered coloring agent and adhesive. Bleach is not the solution because it bleaches out the white coloring in the grout and leaves you with dull white/yellowish color of the sand. So this applies to brushing also which removes the grout coloring agent.
First use any tile and grout cleaner to remove mold and other foreign substances. Then get a porcelain patch (comes in about a 2 ounce bottle with a brush on cap) and paint it on the grout. Putting masking tape on both sides of the grout will make painting faster. Once it cures (24 hours) it will leave a hard protective white surface. Since it will leave a smooth surface, dirt and fungus will have a hard time sticking to it, thus less maintenance.

I use a product called Jiff Cream. I squirt it on the grout and leave it on overnight and rinse off in the morning. The grout comes up like new.

I bleach mine. Just put straight bleach in spray bottle and spray directly onto the grout and just leave it. You may need to do it a couple times if you haven't done it before.
