You could also say:

I recommend to a stranger to any language that you use the polite form to everyone and let them correct you. So I would say como esta, sen~or, etc. Allow them the offer to allow you to use the familiar, tu. Believe me, my Spanish is very poor but politeness has helped it a lot.

You can say ¿Cómo estás? o ¿Como está?They both mean how are you but one is more formal.Como estas is informal-like with friends,family or peers and como esta is formal-like with someone that you want to show respect to,a stranger, a pastor, your boss, etc.If you want to be a little bit more informal you can say ¿Qué tal?-how is everything, what's happening, ¿Qué pasa?-what's up, ¿Cómo van las cosas?-how are things or how are things going

como estas? for a friend, como esta usted? to be polite. but there are accents too, since my keyboard doesn't have them i cant write them down, but they are said like the way you read it. hope this helps. :)
