Guaynabo, Puerto Rico
Guaynabo is a municipality in the northern part of Puerto Rico. The municipio has a land area of 70.26 km² and a population of 100,053 as of the 2000 census.

Long considered to be just a drive-by town for drivers who were going from San Juan to the western part of Puerto Rico, Guaynabo went through a large economic revitalization in the 1980s, under mayor Alejandro "Junior" Cruz. However, parts of the city have also served as a San Juan suburb preferred by upper-middle and high income families. Perhaps due to this fact, today, Guaynabo has the highest per capita income in Puerto Rico. Torrimar, Garden Hills, San Patricio and Tintillo are among the upper class neighborhoods located in Guaynabo. As a result of the proliferation of upper middle class and wealthy neighborhoods, Guaynabo has many of the top private schools in Puerto Rico, including Colegio Marista Guaynabo, The Baldwin School and Academia San Jose.

I been there a lot and have friends who live around there is awesome.

In Old San Juan you will find a fairly new condominium called Capitolio Plaza, starting at $625,000.

Baldwin Gate in Guaynabo around $900,000. San Patricio States in Guaynabo...millions. Also Estancias de Torrimar in Guaynabo are worth millions and there is where most cocky people live....

Montehiedra in Rio Piedras around $1,000,000 and up (private access).

Anything in Ocean Park, Old San Juan, Isla Verde and Condado big enough is going to be pricey. More than $600,000. But remember they will be a bit old.

Definitelty Guaynabo right now. The cost of real estate is through the roof. My father bought a 2 story house (4 rooms, 2.5 baths) for $217K 11 years ago. Now the house is worth approximately $700K. That's amazing for just 11 years. So wherever the real estate is really high, you better believe the people are wealthy. And my father's house is considered a good price. Many houses sell for Millions of dollars

El Condado- that's in Isla Verde. an apartment there is very expensive but you are near the beach and the "downtown".

It could if it could support itself. They don't want to be a State, but they don't want to give up the support we provide. Perhaps they should begin starting a Microsoft corporation like Bill Gates did.

San Juan. It is the most visited so more money is generated to make the area nice.

Guaynabo, Condado, Isla Verda, and Dorado would be my best bets!!!! Absolute paradise!
