Why would you call someone sweetie?

It was at the end of a phone conversation. It went like this. Did ______ blank leave already? I say yes he pullin out of the drive right now, can I help you with something? The he says no thanks a lot I'll talk to you later sweetie. Now keep in mind he is my boyfriend's new friend and he is so hot, we have met not really talked or anything but in a group. I'm sure he doesnt even know i exist but Why would he call me sweetie?
