Take a good look at Greenville/Spartenburg S.C. located on I-85 and I-26 in N.W. SC its exactly halfway between Atlanta and Charlotte. Its home to Michelins N.American headquarters, BMW's only production facility outside of europe,Flour Daniel, Sauer-Danfoss, Boshe and several other companies. Its close to the Moutains and a short 3 hour drive down to Charleston and 5 hrs to Savannah. There are several large lakes in the area that offer all sorts of recreation oprotunities and the area is growing fast with lots of people from the north and the Atlanta area escaping exactly what you described. http://www.greenvilleonline.com is the local news rag, and trust me its a rag, but it may help you get a feel for the area.

If you only moved in 2006, you should be able to afford the same area you were in before you left. Rates haven't changed THAT much in just one year. Also, consider staying outside the perimeter. There are plenty of nice areas in the metro area that don't cost nearly as much as locations that are literally IN Atlanta. You should definetely return here though... it's like no other place!

You should try Gwinnett county. Good RE prices, close enough to the city that you can go when you want but far enough away that you feel safe. Just check out the suburbs. Housing prices haven't changed that much in a year so it shouldn't be that different.

You know, Atlanta sounds like it has the best job market of the three cities you picked. You can still find inexpensive houses. You just have to know where to look.

I live in Charlotte and it's a very nice, clean city with low crime and the real estate is not too pricey, yet.
