Loam is a mixture of sand and clay. Sand allow water to pass through too fast, and clay binds to water so it doesn't let water pass though at all. Having loam soil is good because it has benefits of both.

In addition to mineral particles, a good soil requires plenty of organic matter to provide microorganisms and nutrients. Organic matter in the soil also improves water retention and infiltration.

Just eat silly putty and grass! Then poop on your lawn in the same spot! Theres you're loam.
