I'm refinishing my floors and some companies put on 3 coats. This one company said 2 was fine since I'm selling the house. I also save about $400 too.

Three is really the best bet. Or else tell the new buyer that there are only 2 coats at the closing -- it's not fair to them to realize 3 years down the road they need to refinish the floors -- why not let them know before they have their furniture inside?

I have just laid an oak floor and have put 5 coats on it. But there again I am not selling the house for a few years yet. Provided you have allowed it to dry and set hard, it should be ok for your purposes.

If you are selling and two coats gives you good definition, then why put more. If you are staying, put 4-7 coats depending on the depth of shine you want.
