They always say that the kitchen and the bath are the two best sellers of the house. That being said make sure everything is fresh and uncluttered. Crown molding in rooms make things look more upscale. Fresh paint. New hardware on cabinets. Adding bathrooms to a house is always a plus. Its all according to your budget and time you have. Hardwood floors and ceramic tile is a good feature. Just walk through your house with the eye of a buyer not that of the owner. Have a friend walk through your house and tell you honestly what they would like to see if they were buying your house. Also realtors will know what sells in your area. You don't want to add so much that the price of your house will surpass that of your neighbors houses but you want it so stand out more than theirs. Good Luck

Having flipped houses, owned rental property and sold personal residences both with and without a realtor, from experience I can tell you a good realtor is worth the money. They know the contracts and the laws, potential buyers will be more likely to discuss objections and solutions with them rather than the owner, and unless you live in a really hot real estate market, access to the MLS system is access to a whole lot more buyers than will a sign in the yard. Too, the people that they bring to your house will already be pre-qualified, not some tire-kickers spending the afternoon gawking. The whole point of having people to go through your house is to have people fall in love with it. And yes, you know it well, but you don't know the other six houses the buyer has already seen. The realtor can point out the benefits of your house compared to the others to help narrow down the choices, and you can't. Too, if a buyer says I want to see it at 2:30 tomorrow, they are available. Can you get off from work and home at the drop of a hat for every phone call? The buyer may not want to wait until it is convenient for you. (They might be in town only a day or so before a move to your city.) They are also going to have solid and regular contacts for inspection people, roofers, plumbers, electricians etc., in the event the buyer sees what they believe is a minor problem. Say a buyer says, "looks like the roof is sagging on the left." Your response is likely to be defensive--"I had that roof put on five years ago and it has a 20 year warranty." The realtor might say, "I don't see it, but I can have Joe, my roofing guy over here first thing in the morning to check it out. And since Joe isn't your roofing guy, with a vested interest in not having a problem, if Joe says it is okay, the buyer is more likely to believe him. Finally, you aren't paying their realtor, they are. Again, unless you are in a really tight market, the house will sell faster with a realtor. The last thing you want is a sign in the yard for six months with people wondering what's wrong with it, it's been sitting here so long? They are going to be looking for discounts and price drops. Bottom line, by being cheap up front, you are likely to cut your final profit at the end and spend loads more time doing it.

From watching the TV shows on selling homes, I'd say a fresh paint job in a neutral but modern color is the best investment. Also, when you show the home, de-clutter, remove family pictures, take out furniture so that the rooms seem more spacious, and make sure that everything is spotlessly clean. A well cared-for yard -- flowers, neatly mowed lawn, maybe a new paint job on the front door so the house has curb appeal. and make sure that things look in good shape and good repair. Nobody wants to see things that need repair like peeling paint, broken windows, as it gives the impression that the house has not been well cared for, and that likely there are bigger things that need repair like furnaces!!!!!

A deck, small upgrades in the bathroom, faucets, tiling. Also Countertops as far as granite and marble goes. The lighting, and painting the house. Great landscaping can definitely increase the re-sell value.

Updated bathrooms and kitchen are a must when selling a home. It is also very important to have the walls painted neutral colors and make sure the floors are clean and the carpeting/flooring is not too outdated.

Just repainting the house adds anywhere from 5 to 10 thousand. Siding helps and good windows. Good landscaping helps.

Paint is the cheapest "added value', but if you add new carpet, remodel or update a kitchen, and remodel or add a bathroom, those are the things that get your money back and more.

kitchen remodeling (do it yourself) you spend no more than $3000 and it ads up to $10.000... make it look very clean with landscape, re-paint, bathrooms also... no stains. Things in general that you can do yourself and will make it look nice. go to home depot they will help A LOT
