Sanded, stained, and sealed
I have about a 200 square foot square room.
I am an above average do-it-yourselfer, but if I could afford it I would love to pay someone to do it.

Average pricing is hard to do. Depends on what state you live in, in California you can pay up to $5 a square foot. Also depends on rather or not your floor has any damage or stained in any form. The best thing that you can do is to call some contractors out to look at it and get a written estimate and ask what guarantee that they offer. Be sure that they are licensed, bonded and have good insurance. Ask for references, and be sure to check them out. Most reliable contractors will not charge to come out and give you an estimate.

Usually about $1 per square foot...they might charge extra for only doing 1 small room though. And go with the oil based poly, not the new latex stuff. The oil base is MUCH more durable.
