I am installing a soaking tub, a pedestal sink with no granite, putting tile on floors and two walls of 8' by 7' bathroom. Also, we are installing a new high end commode. Other variables are a robern medicine cabinet, two scones, two vents.

No Offence, but it sure should not cost $45,000 plus unless you live in Beverly Hills. The contractor would be using a hummer H1 for work making that kind of money. I can start today at that price.

It sounds like you are doing this yourself for the most part - but if not, a safe way to price a bathroom is $200 square foot, plus cost of fixtures (not rough in - that should be inclusive). You will probably get estimates that will work out in this range. Anything that works out to less than $100 a sq ft is asking for trouble. A good contractor will add a contingency or clause for problems like rot - don't be alarmed - this shows experience and honesty. However, get a fixed hourly rate for any unforeseen repairs in any clause - don't leave yourself open to pricing later when you are commited to the main contract - not a good time for disputes. An agreed to rate keeps both parties happy.

Your work sounds like you are only doing partial removal and work in this room so use the above as a guide only. Variables are great - a sink can be as little as $25 right into the $1000's.

Rot and mold can bring unexpected HIGH costs. A very good reno contractor will ask you if you want concrete backing board (or recommend) in high moisture areas - especially behind ceramic tile and areas subject to lots of water. Aqua Board (water resistant drywall) is the minimum for bathrooms. I use it for all walls and ceilings in bathrooms as the cost diff to reg DW is marginal. Concrete board is a given around tubs and showers if you plan to stay in the home for a long time.

Without knowing more details, I can only give you a very vague "guesstimate". Probably somewhere between five and ten thousand dollars, more if you get extravagant.
There are many possible variables. Will any plumbing need to be relocated? Wiring for new fixtures and vents. What kind of access is there for the vents? What kind of tile you choose, and what level of craftsmanship you want to pay for. Are there any structural repairs or changes that need to be made?

You are looking at about $45,000 to $65,000 to have this done properly by someone licensed and insured.

This is based on a typical 8x7 bathroom with a standard tub/shower, wall mount sink, a cheap builder grade toilet with a vinal floor minus the upgrades which you can get for about $30,000. Upgrades on all of the fixures will double the price in materials and labor.
