i need to paint a new rental house how much paint do i need and how much should i charge for the paint labor

we will be taking the cost off of the rent so i need to know how much to take off and the color will be basically the same and the walls are in okay condition...a few pin holes and such

The amount of paint needed depends both on the color you are using and the surface condition of the house. If you are painting a lighter color over a darker one, or a darker over a lighter, you may need two coats instead of one for coverage. In addition, if the surface to be painted is very dry and rough, it will absorb much more paint then a surface in very good condition that has been painted recently. Wood siding will be different than stucco. Any can of paint will state on the label approximately how much square footage it will cover.

As to labor costs, it depends on your local labor market--if there are a lot of day laborers available, you are looking at roughly a bit above the hourly minium wage. You also need to factor in skill. If you want a good job, skilled labor is accordingly more expensive.

First, figure out the square footage you need to paint.
For a rectangular house, multiply 2 x (length + width.)
Then, multiply by 10 for a single-story house. (8 ft high + 2 ft for the overhang.) If the house has triangular eaves, then figure the area (length x width) and add to the total.

Figure the area for the largest windows and subtract that area from the total.

Now add 10% extra to the entire amount as your grand total.

If you are painting stucco or wood, you can cover about 350 to 400 square feet per gallon. Trim work around windows and doors would need 1 qt for 100 sq ft.

Prep work for a new rental should be minimal - rent a power washer to remove dust and cobwebs. Labor should take a couple of hours. Painting time will depend on whether you use a roller and brush for woodwork, or use a sprayer. With a roller, you should be able to paint 1 gallon in about an hour. With a brush, maybe 1 quart per hour. With a sprayer, you should be able to paint the entire house in 6 to 8 hours. (Plus time needed to tape and mask windows and doors.)

one gallon of paint covers 400 square feet.... one coat.
