They say the further away you are south of the capital, the least expensive the property "lots" are (Lots being places where you can build your own homes -- buy big lots for farm land).
Arkansas has cheap lots you can buy to build your own home, in front of rivers and beautiful landscapes. Also, Alabama is a place where they probably have the cheapest land of all.

Generally you can find the cheapest land in the mid west and south east states.

North Dakota has pretty cheap land. Good quality soil though.

Probably certain spots of Alabama. Stay away from the Gulf, I don't think there's much left there to sell.

The cheapest land occurs where people don't want to live.
If you are a serious investor, it would be smarter to focus on where your investment would appreciate in value.

Alaska, anything West (Montana, Wyoming, Utah, etc.) and the deep south away from big cities and oceans.

most southern states are pretty cheap as long as it's not close to the ocean.Texas,New Mexico are pretty cheap also.but from what i have seen right now Canada is where the real bargains are.
