first, i'd call a Realtor to ask if your town has any special programs for first time buyers. then i'd get the name(s) of those programs and go to a mortgage lender to get an idea of what i would be able to afford, as a purchase price, as well as monthly payments.

Have you talked to a bank yet. Go in and talk to loan officers and get pre-approved and see what you would be able to afford.
