You have a psychic vampire on your hands (someone who just SUCKS the life right out of you with their daily drama).

You must be a good listener or he won't be dining on you.

I know, he has problems, and it's mean not to help.

Suggest to him that after all of these conversations nothing has changed.
Your help is obviously not helping him.
Have him seek counseling.

If that is not an option, be frank and tell him that he is making his problems yours by dumping on you.

Tell him his problems are stressing you out, and he can't spend that much time at your house.

If you really wimp out, and can't handle telling him, make up an excuse that gets out out of the house at the drop of a hat and can keep you out for indeterminate amount of time.

Help out a Charity. Set your phone alarm 15 minutes from the time he enters the house and excuse yourself- they need your help.

Find a place to hide your car so it looks like your not home.

Try not to wimp out, since there is no telling how long you will have to lie

It's hard to be around people who are always negative, no? I'd do my best not to get annoyed. Instead, I'd focus on prioritizing each time he shows up at my door. If you have the time and energy to listen to him, you can listen to him and give him your opinions or whatever. But when you don't have the time, tell him to go away politely saying you are busy.

Tell him the next time he comes over that you don't have time and that your busy, and don't let him in. Or does he realize that he at your house a long time. Don't you tell him that it time for him to go home? Do you give him advise on his problem? If he that bad then tell him to go seek counseling.

First you're not his counsellor, and when the friend in question come, tell straightforward what you're thinking "enough is enough and go see a councillor" and leave.
