I am a U.S. citizen, but I just love the beach property near Vina del Mar in Chile and want to buy property there to build or to maybe even buy a condo that is already up. Does anyone know the laws there???

chilean law doesnt discriminate against foreigners in favor of locals and vice versa. therefore all applying laws for purchasing property are the same for everybody. buying property in chile, same as everywhere, is done through a private contract between private parties who agree on terms and price. the contract oughts to be legalized by a "notario publico" and then submitted to the "conservador de bienes raices" where the property is registered as yours. once that is done the property is officialy urs. contact the chilean-american chamber of commerce (amchamchile.cl) for more info and references to a lawyer who could represent ur interests in chile if u feel u need that.

Before shelling out your hard earned money 1st see what type of ownership you can have. Some countries let foreigners own and some do not. Such as in Mexico you can never really own exactly but you can own and pay a once every 10 year tax or something similar.

Plus can or has the Government of Chile ever Nationalized private ownership of Real Estate and how stable is the country.

Maybe you would be better off checking on Renting or something or just Staying when you feel like going. But then I'm not you...

Good luck!!!

Anytime you buy property in Latin America, you need a local attorney.

For more information, e-mail me... cary@movetolatinamerica.com. Our permanent website will be going up this weekend.

Best wishes.
