Before buying a home -- yes. They are well worth the money. They give you a heads up as to what you should be fixing soon or repairing. That way you know from the start if you are buying a money pit or not

I agree with all that are saying yes to home inspectors... For the last 10 years I have done "punch list" (the items that the inspector finds)work for realtors. Most inspectors are very sharp and will save you tons of money in the long run.

I even recommend getting a good inspector before you sell a house as well. It is really sad to see people back on house because of a big list of problems. Preemptive strike is a good idea to make the closing smooth.

Did NOT when I bought a house, and DID when I sold it. Seems it would've been a good investment to get an inspector before the purchase, as the results from the pre-sale inspection almost cost me the deal! Buying or selling, I say get a reputable inspector... also don't be afraid to get a second opinion if you think you need to. Its worth the money... consider it an investment to your peace of mind.

yes, it's foolish not to use a good reputable one....there is a national association of inspectors where you can get listings, that I see someone posted above.

They almost always pay for themselves, as you can usually renegoiate and get the seller to contribute to the repairs, plus you want to make sure there are no big hidden defects!! All homes, even brand new ones, have defects.

Personally I wouldn't accept one from the seller, I would get my own as a buyer. Many Realtors have a "fluff' inspector go in to do one for the seller as an added bonus, but it is really to make their job easier and often not very comprehensive!

Yes, several times. I wouldn't buy without one. It is better to know everything upfront. Even so, the last inspector missed dry rot on the deck. For the most part, you will get your monies worth.

Best money you would evey spend. Go to www.nachi.org for more info and to find an inspector. Don't settle for anything else. Good luck

I used one on a home I recently bought. He was very thorough
and gave me a 21 page report. Well worth the money. He was
recommended by my realtor. This was an older home and I
knew I was going to put some money in it. I used the report to
help me prioritize things.

Yes, when I bought my condo. My realtor had an inspector that she recommended, and the process was easy!

Yes I did. It was very informative about the condition of my house. I had a good idea of what would need fixing quickest. My house is 40 years old.
