There isn't any laws or guidelines that mandate any company uses a specific one or all three bureaus, it is typically up to them who to report to.
Mortgage companies will utilize all three bureaus since it is the largest purchase most people will make in their lives.

capital one always pulls all three regardless. Any mortgage bureau contains all 3 bureaus. Go to www.annualcreditreport.com to pull all 3 bureaus for free.

Whichever one(s) they want to. Many use 2 or even all 3. You'd have to ask the loan officer who is handling your loan.
