My loft is just used for storage, but I'd like to use it as an art studio. I was wondering the cheapest way to make it safe and usable. I can do without a window, but I know the floor has to be re-inforced and the eaves need covering. Can anyone help?

My boyfriend recently converted out loft for use as a proper storage area. You can buy packs of tongue and groove chip board flooring from any DIY store for less than a tenner for a pack of 3. Obviously it all need cutting to size but if you secure it to the joists it makes a very study floor and cost us less that £80 to do the whole floor. I imagine the boards would also work just as well to cover the eves. obviously you will need to get a qualified electrician in to sort out your lighting.

First, to make such a change in your house you will need planning permission or at best Building Regulations. They will look at all aspects of safety and access. A ladder will not be sufficient. Minimum standards of insulation would be laid down as would the same for ventilation and lighting. Then to the re-enforcing the rafters to make a proper floor. Building regs can cost you between £400 and £800 depending where you live. If you do such work without the relevant permissions etc then you will be in breach of the law so be very care full.

Unfortunately cheap and safe are two conditions that cannot coincide with one and other. If you are going to make your loft into a living space the spend the money to do the job right.

You will need to ensure that if you make the room a habitable one, that you make sure you construct to the current building regulations. This may require a full staircase, sufficient fire escape out of the building, not to mention the works required to insulate to the current regulations. There are no cheap ways of doing this........

if you're not to concerned with safety code, then slap a few support beam in key places, use osb as decking covering the eve vent, and put up a 4 foot hand rail across your void. the cheapest way if you do it yourself
