I have a 2 bedroom 1 reception semi. most of the garden is at the front and side of the house.On the side of the house i would love to have a proper extention, creating a dining room and a third bedroom upstairs.I want it done properly, like with a proper roof on and everything. Ive not had any quotes as i dont want it done straight away, wanna save up as much as possible first. I just would like an idea of how much this kind of thing would cost!

well london prices are on the roof as you would know living here lol
but your looking at the region of £25,000
my unkle did much the same to his house not long ago
remember you will need planning permission before you get to the begining of anything with this kind of prodject
find out how much this will be first

Giving a rough price is hard, depends on materials and finish you are looking at, what type of roof are you putting on it etc. there are lot of aspects that can severely change the price. But to give you a rough idea £35 - 45000

you are safer asking family and friends who they have used in the past.when it comes nearer the time,get a written quote.but you will need plans drawn and submitted to council for approval.all this takes time,but once your plans get approval they last 5years.

Look up builders/contractors in your yellow pages or www.yell.com they be able to help you to give you a quote which is free and you they wont start untill you say!

The cheapest way to get this done is to marry a contractor. Be sure to marry one that's not too popular, otherwize he'll be too busy to work on your house.
