I have a property rented out by a (relative - sister) tenant. Bills for my mortgage payments were mailed to the property address and the rent is directly sent to my lender by my sister as our agreement. Unaware of the missed payments for Aug., Sept., & Oct., I was notified in Nov. when I immediately updated payments. However, when I checked my credit standing which prior to this incident, has been excellent because I never had any unpaid nor delayed payment ever since i got my 1st credit card 25 years ago. Not once. My loan payment for my primary residence mortgage is excellent as well. Please help.

The important thing is that you are now aware of the missed payments, and I hope you will make different arrangements for payments in the future. Now is the time to make contact with the mortgage company, explain the error, and see if there is some way to have them forgive the late payments so they do not get reported to your credit reports. You will probably need to escalate your request, so do not be afraid to ask for supervisors, or a manager, to fulfill your request.
If they agree, have them issue a letter on their letterhead which verifies the removal of those late payments from your credit record, make copies and forward the copies to the reporting agencies who are reporting the delinquencies.
Good luck - it would be a shame to tarnish your perfect credit record.

First off lets address this from happening again. do not continue to have billed mailed to SISTER. She can write down address and or make 12 copies of a statement coupon and mail. As for the payments do you not view tham online???? As for the mess up this is actually your fault and the bank or mortgage holder is not going to remove from record. You can file letter for credit report. Even your electric Company sends the bill as a courtesy it is the receipents full responsibility to find out and or pay bill each month with or without statement. You can try calling the Mortg Co but Best of Luck on that one

There will be little you can do, here's why: Your contract with your lender supersedes the written agreement with your sister. YOU are responsible for making the payment, not your sister, and she should have sent payment to you first, and then you send it to your lender.

The only thing you can do is write a goodwill letter at this point.

The negative information on your credit history can not be removed if it's "fair and accurate". You will have a 30/60/90 day late notice posted on it now.

All you can do is try to contact the creditor. Explain what happened, and ask them to help restore your credit by deleting the late notice.

There is a slight chance you will actually find a service rep who will understand and help you out. I wouldn't hold my breath though.

You will get clear of your unpaid dues once your payment got posted on your ledger, of course, you have to settle it with penalties or surcharges for the late remittances.
