Ms.
Nowadays you should address all women who are not married, or who you are not sure are married, as Ms.
The term Miss is out dated and many women don't like their marital status to be announced in their name so Ms is better.

Ms. is the polite way to address someone when you don't know because it can apply to either an unmarried or married woman. It's less offensive than calling someone a wrong Mrs. or Miss.
