He is really nice and sweet! Never known another guy like him, he would do anything for me, but he is 23 and still lives with his mom, doesn't have a car, and can't keep a job. Im pulling my hair out ... any advice?

I've talked to him about nurmerous times and gave him a billion ultimatums. There are plenty of oher guys that want to date me but theydont treat me as nice.

give him an choice of getting himself together or show him the door because if you don't it will be you he will be living with and leaning on for everything

Tell him to get a job doing something he enjoys. That way, he will be more likely to work hard to keep it, and do a good job at it. Depending on where you live, living with his mom may be a good idea. It can be very expensive to have your own place. but maybe with a good job, the moving out and a car will follow. My boyfriens is 21, and in the same position, but he has a car and is in college. Just be patient, If things don't improve though, don't give up. Some people just take a little longer to accept responsibilty.

Depends on how much this annoys you. If he's happy, but you're not, then you could talk to him. Of course he might get upset, but that's the chance you have to take if you want to tell him how you feel.
You really can't force him to change. He'll either wake up and change for himself, or he will remain in his rut.
How patient you are is your own decision.

Give him time. I have seen this before and the only person who truly has the power to change this situation is him. Maybe let him (casually, not forcefully) know that you are uncomfortable that he still lives with his mom. Other than that, it is really up to him to assert his own independence and become more responsible.
It sounds like you really really like him, I truly hope it all works out.

He's nice and sweet NOW cuz he's still with mommy and getting spoiled. But what happens if you get the full time job of raising the big dumbass? Won't be so nice and sweet then, will he? Get yourself a real man.
