I own an income property (4-unit) building in another state and have to use my cell phone on occations to talk to management company, tenants, vendors, maintance, etc. Also use Internet to discuss issues with property management company etc.
My questions are:
-Can I deduct cell phone bills for 2006 as business expense?
-Can I deduct internet usage as business expense in 2006?
I appreciate if you can point to some IRS publications if possible...in addition to your answers.

Go to the forms order line and get a Publication 17; it is a good starting point. If you have a home office to manage your rental properties then you should fill out an 8829 with your tax return to take a portion of your home maintenance costs as a business expense. You would put your computer, phone, etc, expenses on the 8829 to write off a portion thereof.

In order to deduct the phone it would have to be a business line that is separate from your personal phone. You can still take any charges for long distance charges.
The computer would have to be used more than 50% for business in order to deduct the cost of the computer and the access charges.
You could deduct a reasonable amount for travel to inspect the property and meet with the property managers.
