According to traditional belief of the church, Mary was the ONLY one who could be the mother of Jesus, for Mary was equally immaculately conceived. The Immaculate Conception is, by tradition, the conception of Mary, not the conception of Jesus. Because of the doctrine of Original Sin, Mary must also have been of virgin birth. This would eliminated the sin of Man from Mary, but not completely, because she still has one human parent. While Mary is a virgin, she then can be pure enough to have the divine child, Jesus.
This is why Mary is so highly venerated by the Catholic church, almost to the point of being a fourth person in the triune God.
The Protestant church fails to teach this point of the Christian tradition, as it is extra-biblical (from non-canonical sources). However, in continuing to hold to forms of Original SIn - or the eternal sinfulness of humankind, there is a point to which the teaching must continue to prove out the divine character of Jesus.

I'm a firm believer that we are in certain circumstances to teach us what we need, and he puts the tools around us that will help us to become successful.
In my opinion, Mary was chosen because she alone had the tools to accomplish what needed to be done.
1) Mary had a faith to be willing to serve God in this capacity.
2) Mary was at the right age and was engaged.
3) She had relatives around her (ie, her cousin Elizabeth and most likely a strong family) who were supportive of her.
4) SHe had Joseph who was not only willing to love her in spite of having a child not of his own blood. Which I'm sure in those days was something very remarkable.
5) That Joseph also was willing to restrain himself sexually until such time as she was able to "be touched". That he could be so supportive of this child was incredible.
6) Although the Bible does not talk about this, Mary was also chosen because of how she would raise her son. She steered him towards the things that he needed to do and allowed him to pursue those things. Not every woman could have done that.
7) Imagine being the mother of a mid-30s man who was taken, beaten, whipped, crucified for a crime he did not commit. Could every mother have been able to survive that issue. God chose Mary because she had the strength to survive this ordeal.
8) Because she was an incredibly humble woman and willing to do whatever was necessary to protect that child.
9) While many of the other women waited for that news, in those women, it would have been about "look at me, I'm the mother of the messiah" for the publicity. That's not what God wanted for the mother of his son!! Instead he chose Mary because she had what it would take to raise his son.
10) If Mary had come from a rich family, would Jesus truly have experienced all of the difficulties in life. In contrast think about Moses who was raised in privilege by the Pharaoh's daughter. People could not relate to Moses while he was in Egypt because he was a rich man. Jesus needed to come from the lower, but honorable society so that people could relate to him.

God`s plan for that person to house in her womb/body/temple the Son of God. So, before she was born, Mary is determined to be of God`s child, the least of having worldly sin, obedient, faithful, willing, loyal servant of God.
It ain`t easy for a God`s spirit to be housed in this sinful world, so, it is pre-determined, well chosen for a savior to live for 9 months just for a flesh to be developed well, suited to live in this world for 33 years mission.

Actually Gabriel got her pregnant. They had a great time and at that time no condoms. She came up with a nice story to explain it, like some girls still do today, and some people pretend they believe it.

I believe part of it is what you said - that she was a virgin, which was an obvious requirement. That she believed in God and God knew how she'd act as the mother of Jesus was probably another. Other than that, we can't really know, since we don't have access to God's mind to know the full answer.

That's like asking ,"Why did God choose Abram to be the progrnitor of the Jews.?
Or, "Why was David anointed by Samuel to be King instead of one of his brothers?
It is all part of God's process of "election" as witnessed throughout the Bible.

I agree with your premise. To make christianity more appealing, the son of god was born to a peasant not a royal family. Even though the gospels trace her pedigree she was dirt poor, hence the manger.

I believe you answered your own question. He chose her for all the reasons you mention. God was searching for a person who was innocent, humble and who believed that salvation would come soon.
