hardwood by far.

I"m a Realtor and by far, hardwood is superior for looks and resale value. It can be re-sanded and restained for a fraction of the cost of replacing tile. Once you have tile... you have TILE forever unless you are rich or have a lot of time on your hands to demo it out. Wood floors just are more versatile. A scratch can be fixed but a broken tile is a lot more effort.. (assuming you can find a replacement tile like the ones you have)....... Except for the kitchen and bathrooms..... wood IS by far in my opinion, the BEST. And I'm talking real wood not the fake stuff.... that is on it's way OUT...... going.... going.... GONE!!!!!!! Stained light or dark or inbetween... it goes with almost all furniture and just is more versatile than tile......

Actually, that is a hard question to answer. It depends on :
Where you live, What kind of Hardwood/ Tile you put in, What areas of the house the new flooring is going in , and who is appraising it. I live in the Charlotte,NC area and tile v. Hardwood is about the same increase in most neighborhoods.(3%-5%) Hardwood is great but not durable. If you out it in and it is not in top shape..it will not bring in the Value you want.

I think a mixture of both. We are working on putting hardwood throughout our house, except in the bathrooms. Tile is more durable in the bathroom and it's beautiful, too! I would NOT put tile in the kitchen, especially if you cook alot. I had tile in the kitchen of a previous house and spent alot of time cooking. The tile hurt my feet and back. Be careful about that!

Hardwood. Tile is really nice too. Both have pluses and drawbacks but hardwood is warmer and friendlier on your feet. In California, hardwood seems to be the preferred flooring.

I think Tile is better for bathrooms and kitchens. Hardwood for common rooms and bedrooms. I think they are equal in what they can do for your value. They just have to be placed in the right places.
