How to know when a guy is saying no that it really means "no" and how to tell if maybe he means "yes" but is too affraid to say his true feelings for various reasons, like living too far away, affraid how it would work out, affraid he wouldn't meet the expectations and so on?

Well, depending on if there is a little giggle after the no. In that case, it most likely means yes...but normally, it means NO.
