If the boiler is firing up when calling for hot water ie. when any hot tap is opened then the boiler should always give priority to the hot water, if no hot water flowing then i would say your diverter valve is stuck or the domestic hot water censor has packed in, either way an engineer required i would say.

Your heating equipment would desire to be a sealed pressurised loop which does no longer require any warm water mains feed because it works independantly. the nice and cozy water furnish concern sounds ordinary. I somewhat have a combi boiler which runs some chilly water interior the direction of the nice and cozy water faucet earlier than it receiving warmth. The time this takes is approx 30 seconds which i've got faith is very prevalent.

It could be that the flow switch, that dictates the mix of hot and cold water, has scaled up. If you are in a hard water area this happens very quickly and it may be a good idea to fit a scale inhibiter. Do not use a water softener as this will corrode the copper pipes over time.

We had the same problem and it was down to the diaphragm perishing. This is what diverts the water supply between the heating and the hot water. I was told that these diaphragms perish particularly quickly in hard water areas.
The other possible alternative is that your heat exchanger is so clogged up with limescale that the cut out is kicking in really quickly and not actually heating anything up.
Either way it sounds like a plumber job.

some people don't realise that a combi gives instant hot water and doesn't need a reserve tank. Call a CORGI technician - better still have your boiler on a service contract, the money spent is a good investment.

It is probably because you or someone else in your house/apartment has used it up and the boiler needs to heat up new water so you should wait 5 mins. Or you have a leak or it is in need of a maintenance check.

It could be the D.H.W. flow valve is not working. That is to say, the domestic hot water valve inside the boiler. or the pump may not be working.

Wait an hour - you can't expect immediate hot water. If you heat it up at night, you can get the cheaper rate electricity.
