present? If not, will this be enough evidence to win in small claims court? I live in CA btw and have looked this up on the CA small claims website, but wanted some more in-depth opinion. Our landlord pretty much REPLACED all 3 bathrooms faucet/sink/shower without us ever given a chance to correct anything ourselves.For the record, nothing was broken, all he said is that they were LEAKY. Can't you just FIX a leak without replacing everything?

You are absolutely right. It sound slike you may need to talk to a lawyer. I hate landlords that try to take advantage. I've had one of two of them myself.

I'm a landlord in Michigan. We have 30 days to notify you about your damage deposit. However We are also suppose to do a final walk through of the property with the tenant before they leave, it is up to you to make sure that is done. This is to protect both of you. As for the leaky faucet in the sinks it depends why they were leaking, it is possible that the actual pipes were bad and needed tp be replacing causing him to change sinks because of the looks or damage done to them or not being able to match up the pipes to the sink. However you shouldn't be responsible for that unless you damaged it.

after u do the cleaning,u n the landlord r suppose to do a walk thru n make sure theres no damage at that time.however if they find damage after the fact thats there responsibility not yours..as far as the leaky sinks,its also their responsibility to fix any damage that was not caused by you.but sometimes landlords will try to charge for wear n tear of the place n they cant do that..in most cases a leak can just be repaired..sounds like they found more problems than just a leak n want u to pay...
