There is no such thing as a roomate with benefits. No such thing. You should tell her, she may get mad, but you don't want her to get hurt. Even if she doesn't listen to you and does get hurt, she will realize you were right and come back to you. Boys don't overcome good friendships.

Shame on her for even starting anything with this guy knowing that he has a live in whatever. It's a girlfriend regardless. How would she feel if SHE was the "roomate with benefits". It's just calling for trouble.

A room mate with benefits? That is on par with having a girlfriend, because how in the heck is someone supposed to feel comfortable knowing that a guy they like, has a female room mate who he has sex with. This guy sounds like a sleeze. Tell your friend to see someone else.

Well dear, last time I knew, a live in "friend with benifits" was a girlfriend. If she lived a 100 miles away and you only saw her once every couple months then the occasional poke would qualify. I say definately a girlfriend.

Even if it is just a roommate with benefits, its the benefits part that should open her eyes to the fact that he will not be faithful. If he continues to "be a roommate" with her, some night when your friend isnt there and the mood strikes him..... take it from there.

Any guy cannot be trusted while living with another woman. Men are always thinking of what the other girl is doing in the shower, bath, or bedroom.

Sounds fishy, I would be wary of him and tell your friend just to watch for any signs. Relationship isn't really starting on the best foot with the trust department though.
