Why would you refuse such a gift? Unless there is an ulterior motive in the gift I'm sure hes giving it to you with good intentions and a great caring for you as a friend.

If you really don't want it then you can simply mail the keys to me.
Tell your friend you knew this really nice lady who wanted a mansion and you gave it to her.
I am sure your friend with all their new found wealth will understand.

hes your friend. if he won the lottery he wants you to celebrate with him. in other words, he wants to keep you as his friend. the rich hang out with the rich.

I can tell you`re not greedy at all. Well, I would say, "Thanks, this is the most genorous gift EVER, but I want you to keep your money. But thanks, it was a great offer." Hopefully this helps.
