1) Seeking marriage counselling with your hubby. If you really loved him when you married him, then you still love him now. It is fallacy that one falls out of love. It usually that the love was not as strong as the passion. People often marry to fast - only a professional can help you to know which it was.
2) Stop seeing this other guy in the meantime. If he loves you he will wait a little while (a good marriage counsellor should be able to tell you if you have a marriage worth saving without too much time going by).
3) If you don't seek professional help, then make an arbitrary choice. Stay with him and let the new guy go, or leave him (get a divorce) and go with the new guy. If you keep going on as you have, you are lying to your husband (cheater or not, he deserves honesty, it is a basic human right), and you are lying to yourself. You are also becoming a cheater, too.
One last point - if you leave, leave him because the marriage was wrong, not because there is another guy. You may find that the other guy only wanted you because you are forbidden fruit. Once you are free he could lose interest. If you left particularly to be with him, then you are out of luck.

If you are no longer in love with your husband, and know there is no future with him, then u should leave. If he has cheated on you then obviously he hasn't been happy for awhile either. Why hang on to a marriage that is doomed for failure. Everyone deserves happiness and love in their life, but we have to create it for ourselves by the right paths and the right choices.
