Hi, the HIV infection is transmitted through contact from an infected fluid with the uninfected fluid (the continuity solution). In fact at some time, there must be a liquid bridge between the blood or other infected serum of the infected person and the blood or other serum of the noninfected person. By "other serum" i mean the serums that eventually can carry the infection to blood, finally. Ok. Since during the sexual contact some little lesions are formed on the vagina and the penis, for some amount of time the fluids are in close contact. Also, the seminal fluid is carrying the infection. That's why the transmission is facilitated in persons which have another venerologic diseases like gonorhea and where there is already some inflammation, so the lesions are already formed, and the transmission is easier made from male to female than viceversa, because of the seminal fluid which may remain in contact with the vagina mucosa for a longer time. Actually, the infection may not be transmitted by a single sexual contact.
Also, the transmission depends on the concentration of the viruses in the blood of the infected person. If he (or she) takes an antiretroviral treatment and the viremia is undetectable, the transmission may not occur.
And, there, of course, are the cases of transmission by needles, etc, which are made by the same principle.
There are some persons which are resistant to the infection, because they have a genetic abnormality of the gene which codes the T-cell receptor (CD4) of the lymphocyte T helper (part of the immunologic response) which binds the virus. Eventually, these persons may become infected over a bigger number of infectious sexual contacts, as the virus uses also another co-receptors besides the CD4.

Sex w/ an infected person, dirty needle. Infected Bodily fluids coming into contact w/ someone elses bodily fluids. Lots of bodily fluids, less if it is blood itself, but like kissing is rare.
