Your question is very broad. Some things you can change and some you can not. Location and size are items that determine the value more than anything else. A good first impression is easy to achieve by giving the house a nice street appeal. This could mean placing a few flower boxes to doing major lanscaping. Remodeling kitchen and bathrooms almost always pay for themselves and add to the value. Hardwood floors add value but pergo does not. A good fresh paint makes the house looking sharp. If you don't have the money to redo a bathroom or kitchen invest in some smaller changes such as paint, changing door knobs, hinges, counter, faucet, sinks, etc. Get rid of clutter and dust and place fresh flowers everywhere. Some things like swimming pools, hot tubs, costum drapery don't add much to the value of a house.

sq. ft.age in combination with lot size & location. is a huge factor. if your trying to upgrade your home to add value here are some asthetics that go a long way:

granite counter tops
ceramic tile
energy efficient fixtures & appliances
converting an office into a bed room by adding a closet
landscaping
fencing
tempered windows and a tile roof

3 things.. Kitchens, baths, & curb appeal. These are the things that will give the best returns for your money. How the outside looks already gives people an idea how the inside is (even if way off). LOL & Kitchens/Baths are a no brainer.

the kitchen and bathroom are the two spaces that will add teh most value to your home form a resale perspective...on teh other hnad a pool will detract from resale value...so if you put money in anywheer put it there first...also a fresh coat of paint and new floor coverings make a big difference

Curb appeal, and kitchen and bath updates will bring the greatest return, freshly painted walls and clean carpet, or the addition of hardwood floors, nice accents in decorations, but not over done.

Tile bath, kitchen and foyer floors. Bath and kitchen marble countertops. Fresh paint, (including ceilings) manicured lawn and good cleaning for showing.

remodel the kitchen it will return 110%+,also decks will return about the same as will 3 season porches...adding hardwood will give you a good return and a spa like master bath will return over 100 %....house flipper
