It would fetch you between $90,000 and $125,000 in South Mississippi, depending of course upon what neighborhood it's in.

The lack of a garage is a problem for us in Southern California, as is the all electric. The lot and the oak trees would be a huge selling point. I think it would go for a minimum of $425,000 in my area, but that is a very conservative figure. The market has cooled a bit here. Last year, your home would've sold for $550,00 easy, maybe even $625,00 because of the lot.
I am in Ventura County, midway between Los Angeles and Santa Barbara. (60 miles north of Los Angeles)

I'm in the Tallahassee area you have a good sized lot. Oak trees are not a blessing though,they provide a nice wood but they are dirty with leaves and acorns, but the way you are describing this home I would say it would be in the $250K range here....................

The biggest kicker is no garage... A house like this would go for about 190,000 in midwest kansas... If there was a garage about 240,000

In Georgia, it would probably sell for $125to $150. It would be higher but has no garage. You didn't state the total square feet.

I would say in Missouri it would be around 160,000, That price your realtor gave you sounds really low for FL.
