a guy that i like is telling me one minute that he likes me an texting me then the other min he's saying that it wont work out but every time he is in my house he keeps looking at me an smiling i dont know what to do. does he like me or not????

Well you can still like someones no matter what but know it won't work out for whatever reason in the long run. Just because he says it won't work out, he can still like you. Do you understand!
There is not much to go on here and so when he says work out, I am thinking Work out for what purpose. We also don't know what the texting is all about so its hard to answer this ? further. Hope this helps.

Here are my signs to tell if a guy likes you:
-You are in school and you look up and just happen to see him staring at you
-You talk to another boy and he acts funny or tries to break up the conversation or join in out of no where
-He asks you if you have a boyfriend (but this one is not guarantee because he could be asking for a friend)
-He ask you alot of questions about yourself
-He seems to do anything for your attention even annoying things
-He gives you a longer hug than he gives other girls
Maybe he is scared of falling in love or commitment. maybe he likes another girl and can't decide and just isn't trying to make a bad decision.

If he said it, I guess he meant it, but I don't think it's deep feelings to him, you better try to get into him more and more, make him feel a warm time while with you so he can stand up for you when the time comes, I bit he has a feelings towards you but it's still breakable, help him out to support his feelings and I hope it will work out for both of you. Yeah, he likes you. My guess? He's fallen in love before and been MASHED and now he's terrified that if he get's it together with you, it'll happen again. Let him know you like him and give him a bit of space to find out what a great and lovely person you are, so he'll realise you won't hurt him.
Failing that, ditch him for someone with less baggage!!!!

You say you don't know what to do, but if he has ended up in your house, then your off to a pretty good start!
Did you invite him? If so, he is probably shy, & waiting for you to progress things further, if that is what you want to do?

Ask the man. Be direct with him and gauge his reaction. If positive go for it (I presume you're interested). If negative move on and just treat him like a friend. At least you will know where you stand.

This is a question better asked upfront and honest to him yourself. There is no way that we can tell you this. You need to talk to him and tell him you are not a yo-yo and you do not want to be played with....It is not fair for you.
