Ive ripped up the fake tile, and have had brand new cabinets with granite counter tops installed. I am seriously interested in oak flooring and have already put down the deposit. Do i have the hardwood flooring - engineered- placed under the dishwasher - not yet purchased or even picked out - the fridge, and the stove or do I stop the wood flush against the edges of the appliances? Does having wood under the kitchen appliances create a hazzard? My floor is currently bare cement now. Thanks for all information. I would appreciate people who either have personally installed the wood or those who have benefitted from the installation.

It is best to have the flooring under all appliances. When(not if) the appliances need to be moved either for service or replacement the risk of damage to your flooring is greater if the appliance must be lifted up onto the flooring. If it is sitting on the flooring the appliances will just glide out.

The only problem that I see is with the height of the flooring to the already installed cabinets. A refrigerator usually will not pose a problem but a range may be the wrong height to match up with the top of the cabinets unless the height of the flooring was figured in when the cabinets were installed. This is also a concern with the dishwasher. If the cabinets are installed the 1/2" or so lower the dishwasher may not fit into the opening with flooring under it.

There is nothing wrong to have wood flooring under appliances in the kitchen , the problem that you will have is height clearance , you see if the cabinets are already installed they usually are set at a standard height for the dishwasher and the stove , the fridge not so much, there is usually plenty of space between the upper cabinet and the top of the fridge ... the dishwasher is the most critical , it may not be sufficient space between the added floor height and the under side of the counter top , and the stove you might find it 3/4 of an inch higher than your top , so this are the only problems , other wise go for it ...

Flooring Under Dishwasher

Where there is a built in appliances under cabinets, the wood floor or tile goes up to that point. Since a refrig is moveable the finished floor will go to the wall. This is usually the way of doing it.
My stove is a counter top and the dishwasher is built in, so only the refrig is sitting on my wood floors. Good to check with your contractor, maybe things are different in other areas of the country.

The cost saving in doing all the way and just upto the edge of the appliance is minimal. Unless, this is an issue for you. I will go all the way. Appliance balances better, you can get to those pieces under the appliances later for pattern match if something happens to your floor elsewhere. It is like an added insurance. plus, they will not pull out well if not done all the way. Due to difference in height you will actually damage the flooring.

Definately have the floor under the appliances. Beware of the danger of a wood floor in a kitchen though.....wood doesn't like water.

San Diego Real Estate Agent.

I love the idea.

Easier to clean, looks sharp simple comfortable, and adds a few bucks to the value of the house.

In addition its durable and lasts a very long time, and if you ever sell the house, its a slam dunk.

You will get a return on every penny that you put into that floor, because it looks professional and it wont need to be replaced.

So Excellent Choice.

the current choices of wood floors available at Low's or Home Depot or any of those kinds of places are easily installed, and durable and go well under everything including the kitchen sink, refrigerator and even the cat box. (stove too)

i have lived in two houses that had oak hardwood flooring already installed, both of those houses had the flooring under all the applicances. i would say it is easier to clean and not a hazzard.

Have it underneath everything is better.

If you don't, it can cause issues in future in adding\removing dishwashers due to the height variance

Easier to clean as well, and in my opinion looks better
