My mother wants to give me a small chihuahua that was abandoned by her neighbor. The problem is that my landlord does not want me to have a dog. I've asked him twice and offered a very large extra deposit even.
The reason he said "no" was because of the hardwood floors. The hardwood floors are very old and already have a lot of damage. But this dog is less than 5 lbs and my mom says the dog hardly barks and when he does it's more like a coughing noise! Also, I am a very meticulous renter and keep the house and the yard spotless. I would buy runners for several areas of the house where the dog might walk.
We have large tiled kitchen where the dog would stay during the day, so no poop or pee would damage the floors. Should I accept the dog and risk getting caught? My mom said she would care for the dog in the event that my landlord found out.

My mom would keep the dog. She is a very attentive dog owner and already has two precious "fur babies" she wants me to have it because it would help with my depression from not being able to have children. I know, it's a sob story, but I really have a desire to take care of something and it hurts when I feel denied like this.

It would be much easier on this poor dog who's already been abandoned once if your mom just kept it in the first place. Because you will be caught and this dog will be losing its home again.

Try to strike a deal with the landlord- offer to maybe have the dog for a trial run, just a few weeks. If everything goes well, maybe the landlord will allow you to keep it. If it doesn't, then be prepared to give the dog to your mother to take care of. I've found that most people have a soft spot for pets, and often listen to reason when presented with a logical case.

YES! the best dog I have ever owned was a chihuahua and you can even "litter" train him. (in a box filled with newspapers) that way there would never be messes on the floor. If you keep the dogs nails trimmed it will not harm the floor. I don't know what the laws are where you live but landlords cannot prevent you from owning pets where I live (in Canada) - unless they also live in the home and have medical reasons.
Just make sure you clean up after the dog (outside too) and that the dog doesn't disturb your neighbours and everyone will be happy!

If you violate your lease agreement the landlord will be within his rights to evict you -- and then you would be out of a home along with the dog. Your landlord can also sue you for any and all damage the dog might do to his property. (No matter how "careful" you are, you can't watch the dpg 24/7; accidents happen.)
Why doesn't your mother just take the dog in now, and save you the difficulty of having to lie to your landlord?
If your mom doesn't want it, then have her contact your local humane society. In our area, people are always looking for Chihuahuas; they're very easy to find placement for.

I would take him in. But only if you are sure that your landlord wouldn't evict you if he found the dog. I know some landlords believe in warnings and some do not, so beware that!
But, he sounds like a nice dog. You would have to litter train him so that your landlord wouldn't see him outside, but other than that, I don't think you'd have problems. Just make sure to keep his nails trimmed so that he doesn't scractch up the floors!

having a pet (even when you aren't supposed to) is called a "curable violation." This means that if your landlord finds out, he has to give you a certain amount of time (usually 1 week) to fix the violation aka get rid of the home. My SO is a real estate agent, so I'm familiar with the process.

Take the dog! thats my opinion. If the landlord finds out then give it to your mum. Make sure you have enough room though don't say that cos it is a small dog it doesn't need a big space or lots of exercise. Good Luck

No, not unless you want to lose your apartment and pay for damages. Even damages you may not have caused but can not prove it because you did get the dog against the landlords very firm no. Floors are very very expensive to replace.
You could get another place to live that accepts dogs or not get the dog.

Personally I would take the doggy in. Just be careful that if you do take it in that it's not going to end up "abandoned" again. Have you explained to your landlord about the size of it? And also that you would keep it away from the hardwood floors? Maybe if you explain that and reoffer that large deposit he'd do it again. Good luck. I hope you can keep it.
