Whereabouts on the seaside (there's a lot of coast in Turkey)? Probably selling through an agent (emlak) is the best idea but some are better than others. If your property is in or near a known resort (Bodrum, Marmaris, Fethiye etc) you would probably get more if you marketed to foreigners. On the other hand, there's a lot of coastline which would be difficult to sell to anyone other than a goatherd.

You might do better by not selling at the moment. Prices are going up all the time (in some places approaching 100% per annum) so think about waiting a year or two and then perhaps getting more money.
