The fan doesn't seem to extract quick enough, my bathroom mirror still steams up!! how quick should an extractor fan extract??

It depends on the airflow through the bathroom, is there a good crossflow of air, or does the replacement air come through the gap in the door and go straight into the vent? It seems by the model number that it's a 250mm dia. fan?? That should normally be more than enough. I have a 100mm in-line in each of two bathrooms and get little steam and no condensation. Gauge the airflow by holding a newspaper over the inlet, I trust its not blowing instead of sucking?!! IF the fan is 250mm it should be shifting about 800 cubic meters per hour. Another thing to check is the ducting and external grill, for restrictions to airflow, it should be 250mm all the way.

I think you're expecting too much - I also have an extractor and the mirror still steams up. The extractor takes enough steam out to stop condensation forming in the bathroom basically - it cant perform miracles xxx

depends on the length of the ducting. wipe your mirror with lemon juice .that stops it from steaming up.
