Can I afford to live there making 40k/year?

People live there on a lot less than that. Try looking for cheaper digs in Queens or Brooklyn...and I would also look into a roommate referral service, or try placing your own ad. Not sure what you do, but you might be able to get a great spot in Manhattan in exchange for part-time housekeeping/child care duties. That's how I went when I was making NOTHING and going to school. I lived in an apartment on Central Park and all I had to do was get up with the kids in the morning and take them to school. Where there's a will, there's a way. Good luck and ENJOY!! Yes you can. Look on Craigslist for inexpesive sublets.....live somewhere for a while and get a better understanding of neighborhoods. Move to Queens, just a $2 subway ride into NYC. Look for something walking distance to the 7 train. Just do it, you'll be happy you did.

Queens or Brooklyn. You could probably get a studio or even a one bedroom apartment depending on the quality of the neighborhood. If you try Brooklyn look around Ocean Parkway. If you try Queens, look around Bayside.
