Our apartment does not have central air. It has a box-style air conditioner, built into the wall above the heater. But there's a problem; when it rains hard, water comes in around the box and drips all over the floor and runs down the wall.
It happened two weeks ago -- we called maintenance, the guy came out and said he'd fix it outside, then he never did. Now tonight it's happening again, and it's worse.
We have pots and pans on the floor, the wall is wet from the rain, and the water is dripping into the wall heater. We called the maintenance secretary and told her we were mad. All she said was, "someone will call you back."
We pay 1,000 bucks to live here. What should we do?

I am a landlord and you have a real problem and it needs to be escalated.

The first and most important thing you need to do is write a FORMAL letter. Fax it over, email it, and send it certifed mail. People pay attention to things that are in writing. Also, when you write it be fact oriented and not "mad" oriented. Be detailed and keep your cool but state the history. Do not point a finger - the landlord may have no clue as to what is going on. Add all history, dates times, previous contact, and attach pictures. In the first sentence clearly state the problem - nothing else.

Make every effort to contact him or her directly. Ask for the name of the person that you talked to. She may be the problem. Call again and be nice but firm asking for her name first, and telling her that you are keeping records. State that while you are "in limbo" that you you will presume the landlord will cover all damages to your pesonal property and make it clear that you are taking pictures.

When you called the office did you ask for the number of the maintenece service they use? You need to do that also. Make sure you tell them that this is causing damage to the landlord's home (because it is) as well as you personal items and making it borderline unihabitable. If you cannot get a number to contact the maint person directly go to the next step.

ALSO, if you get no response, make your best effort to find a proper contractor to rectify the problem and make sure you you talk to ayt least three vendors and get physical quotes emailed/faxed to you. Call the office again and tell them this is an emergency, you have three quotes from qulified vendors and you will pay the cost and deduct it from the next months rent. Document this also assuing they do not object and take care of it.

Deduct the cost - send a letter with a detailed explanation of why the rent payment is what it is, the days you tried to contact and copy or two of the bill.

PS: READ YOUR RENTAL AGREEMENT an d llok for any small detail that might help, including a diirect line to to your landlord. Also, the agreement should give info on disputes.

do you have rent control officers in your area who will examine the property to see if its inhabitable and worth the rent you are paying if so contact them other than that try a citizens advice bureau if you have one who will offer free advice on how to deal with this .also what does it say in your rent agreement as to the landlords responsibility on the maintenance and up keep of the property .good luck and meanwhile can you shut any venting ion the air conditioning to stop water penetration

Take photos, document every call you make in detail, and keep calling back.
Perhaps you could remind them they are responsible if any of your property is damaged because of their negligence.
