Well the mortage i'm not really sure about but you could try a refiancing to put the percentage down. You might want to look into companies with low mortage rates with fixed rates.

As for the 3 year old.. you've never heard of the terrible 3's, He will grow out of it. You just have to be strict without out being mean. That means saying no and putting him on a time out.

For the dog he needs obience school. Or is he running away fromt he terror?

Beer is not going to solve your problem. Its there before you drink, while you drink and after you drink.

The only way to deal with a problem is deal with one problem at a time and try to make the best soultion you can for each one.

Solution;
Sell the house and take a place with a mortgage that is affordable
Start to sort out the three year old rules guide line and boundaries that are not over stepped without a consequence
Dog needs to be taken to dog training classes or given to someone who can spend time with it
Beer well that is your decision to drink or handle the problems.

stop drinking beer to calm your nerves. it is only a short term solutin to your problems

cant help you about your mortgage, but can suggest that you sell up and get a smaller, cheaper house. or change your mortgage to long term one so you pay less every month

send you dog to behaviour / obedience classes. your yellow pages should have info about your local dog trainers. dogs should be obedient and loving pets not agressive destructive animals.

discipline your kid - watch Supernanny or buy her book. quite good on discipling naugty destructive children.

see a doctor about your stress levels. he / she should be able to prescribe a drug, or suggest ways to calm yourself down

but FIRST solve your problems about son / dog / house as no drugs can solve your issues, only you can

good luck

It sounds like you are in crisis mode and could benefit from some counseling. Find a counselor that works on a sliding fee scale (so you won't break your bank) or one at a community mental health center.

Don't keep drinking--it could turn into a problem (I know you know that already).

I wish you the best.

Try a few drops of 'Rescue Remedy' on your tongue. I have Panic Disorder which is ruining my life. I don't want you going that far down the stress road.
