I would like to leave the existing front of the garage, build a wall across & knock down the non-supporting wall from the dining room to make one large room across the back of the house & then create a new kitchen diner. This would involve moving a gas hob across the house to the current outside wall of the garage & a sink & dishwasher to a wall which has a cloakroom toilet on the other side. I'd just like an estimate to know if it's feasible to do it one day!

Starting with the kitchen a minimum of £10,000 should be allowed. As the rooms are to be permanent then you will need planning permission and building regulations. Cost of this about £750 depending where you live. To get the planning etc you will need a good set of drawings for the planning technicians to see. Cost from £1 to 2 thousand pounds. Knocking down garage and then rebuilding a new structure with services at least £15000. depending on finished size. Quite a costly exercise.

mostly depends on size.
sounds like a lot of work and effort.
as a guide i would say around 3-5 thousand pounds

cheaper than than an add on... it is self contained so the subdivision Nazi's wont see you working on it.

you already have the slab & & exterior wall & roof, you're way adead of the game!
