Boken if you are looking into sword training. But if you are looking ot get hit/hit people for training purposes(toughing up) then a shinai would be better.

looks-wise boken but fighting-wise it depends on the personal perception of the fighterr also. i think boken is better there also.

I think Hoboken is a better neighborhood to live around New Jersey area.
