I would say that it would depend on what is most important for YOU, additional space or a decent view? If the space would be considered extra for you then I would say go for the view. But, if you are more partial to having larger rooms then you should choose that. Personally, I would choose the view. I would just keep in mind that you are buying a house not something like a new shirt so you should really weigh the pros and cons.

I'd go with the smaller house -- less area to clean!
How many people will be living in the house? 2200 sq.ft. is a decent amount of footage for anywhere from 1 to 4 persons.
I am one person living in a 1200 sq.ft. house, and I find I only use about 1/2 of my total area. You too may find that you don't really fill up or use the entire 2700 sq.ft., so you might as well go for the 2200 sq.ft. that has nicer upgrades and a nicer view.
Well, that would be my choice and my reasoning, if I were in your shoes.

I bought the larger one and now admit, it's much more difficult to clean and maintain. With the added floor space, it's easier to not find homes for everything and so nothing finds a place. Piles everywhere. I am now looking at down sizing as the kids move out. She still wants the added bedrooms for holidays and what have you, but me, I don't need that much space. Honestly, we havae a living room that gets used once a year and a formal dining room that gets used twice a year. Wasteful.

If I did notneed the space. I would settle for the mountain view everytime. Mountain views are few and in between.
Personally Iwould never consider a home in which a home owners assocoation had any influence as too many people have lost homes to them for the least infraction.

It depends on what you need. If you really need that den and bigger bedrooms, then go w/ the bigger house. If you dont, get the smaller one. Personally I would get the smaller one. It depends on your needs are--if you have a bigger family living w/ u then get the big one, smaller family, smaller house.....hope this helps. good luck w/ the house buying. im in the same deal here to.

Smaller is better. Once you own it you can build up and out, cause it's yours. Think about it, a mountain view, now imagine building a wonderful tower, later on. You spend less on cooling and heating the smaller home, think. Congratulations.

Are you living alone? If there's a family, or if you're planning on one, factor in what their needs are/might be.
However, in my opinion, the view would be important. Nothing better than being in your home and being able to see a long distance. A view adds tens of thousands of dollars value to your home.

sounds like you made your decision already. go for the view. sounds like a nice place. trade a 2 bedroom with 3/4 finished basement, 1bath for it. No. okay well have nice time up on the mountain. sweet.
