Does living area include the thickness of the walls.

Living area is just the area that you would use. If you were carpeting the rooms of your house you would measure from wall to wall and not including the wall cavities.

Depending on what you need the living area measurements for, it may be easier to include the wall cavities if you are reading off the plans.

No. It is only the area of the house that most people would consider living area--heated and enclosed.
