Professionally, I disagree with the 12x12's.

They are available, cheap and fast but that is a very small room (5'x7'). The temptation is to go with 6x6 but I think that makes the floor "too busy". It draws too much attention and the reason you're in the bathroom is not to admire the floor.

Visually, neither will look as good as an 8x8 pattern.

Go with Lanolin. Did 2 bathrooms first with tile(major pain). Second Lanolin(1 hour) and then wait to dry. Took everything out of the bathroom except the tub for both bathrooms.

We tiled a similar area (cement floor) with 12x12 with the pre-sticky back. Easy! And after 5 years it still looks good w/no problems.

12x12............If you have a flat surface, then you will need to purchase special glue. Go to home depot, or lowe's the people are real good about the products and what you need..........There is even a tile that is peel and press(it has sticky stuff on the back)
