I'm looking to extend a Victorian Terrace house in Streatham Vale. A ground floor extention to the rear of the house with a glass roof. It will be in an L shape incorporating the existing Kitchen with the walls taken out. Can anyone give me a very aproximate cost? The floor space would be about 7m by 6m including the existing kitchen.

To extend a house anywhere in London,knock another one down first to get the space.Sell half the new space as a parking lot which will pay for pay for the extention and a year's holiday in Bermuda.

The average cost for budget purposes is about 800 - 900 pounds a square meter. But you are in London so the prices could well be a lot higher. If that figure hasn't put you off, contact some local builders and get real quotes, but make sure they are quoting for the same thing by having detailed drawings and specs. Without drawings and specs you could end up with a very cheap quote (yippy!) and then when the work starts extras extras extras (not so yippy). A lot of builders make their real profit on the extras as they know the original quote has to be competitive.

I know exactly where you are...I used to live in Thornton Heath...the best and most surefire way is to get in some quotes...they will cost you nothing, get several...don't be afraid to haggle and ask for references, go and see some work they have done in the area...and make sure you get what you want and don't be talked into extras you don't need!!! I used to know some good builders in Wandsworth..most have moved on now.
